Reconveyance
When you purchase property or a
house using a loan from a
bank, the bank places a
lien against the property or
home. The lien is recorded when you
initially borrow the loan. When you
have paid the loan off in full, a
reconveyance can remove this lien.
A
reconveyance is required to be
recorded at the county recorder’s
office of the county where the
property is located & must have the
same info that's on the
deed of trust.
The reconveyance is required to be
recorded at the county recorder's
office so that, if a search is made
on the home, it will show that the
lien is fully paid.
When you pay the loan in full, you
will receive the original recorded
deed of trust as well as the deed of
full reconveyance & the lien note.
In order to prove that the loan has
been paid in full, all that is
required is the original deed of
full reconveyance.
